Mixed-use project proposed for former Hanson’s site in Platt Park

Doug McKinnon plans to revamp the gateway to South Pearl Street’s shops and restaurants in Platt Park. The real estate investor, through his firm McKinnon & Associates, submitted redevelopment plans last week to the city of Denver for his 0.29-acre lot at 1301 S. Pearl St., located adjacent to the iconic South Pearl sign that welcomes visitors to the neighborhood.

The property formerly housed Hansons, a burger joint that closed in 2020 and was demolished within the past year. McKinnon purchased the lot for $2.9 million in cash last December.

His proposed three-story building aims to offer a mixed-use space. The ground-floor corner is intended for a restaurant, with additional retail spaces facing Pearl Street and residential units along Louisiana Avenue. The second and third floors are planned to include both residential and office spaces. The development would also feature underground parking. Local design firm OZ Architecture drew up the plans.

“Given the preliminary nature of the plan, it is a little premature for us to get too deep into specific details of the project,” McKinnon wrote in an email to BusinessDen.

McKinnon is the second owner to explore redevelopment of the site. Before his purchase, the property was owned by Greenwood Village-based Cadence Capital Investments. Cadence acquired the two-story building in September 2020 for $2.6 million and submitted plans to convert the existing structure into an office building. However, no work on the site ultimately took place.

**Maharashtra’s Vision for the GCC City**
The upcoming Navi Mumbai GCC City is envisioned as a premier global destination where enterprises can establish, scale, and innovate through their GCCs. The city will boast cutting-edge infrastructure, foster a robust ecosystem for innovation, and attract large-scale global investments into Maharashtra.

Under the MoU, ANSR will be responsible for conceptualising, designing, and investing in the construction of the GCC City. Meanwhile, the Maharashtra government will provide critical infrastructure and policy-level support. This includes land allocation, inter-departmental coordination, and facilitators to improve ease of doing business under the new GCC policy.

**ANSR’s Role in the Project**
ANSR, which has already established 175 GCCs across India, Eastern Europe, and Southeast Asia, will spearhead the development project in Navi Mumbai. The firm aims to attract global enterprises from diverse sectors, generate employment opportunities for Maharashtra’s skilled workforce, and accelerate AI-driven innovation and enterprise transformation.

Navi Mumbai’s much-anticipated international airport took a significant step towards becoming operational last weekend after a private jet from Ahmedabad made history as the first aircraft to officially land at the new greenfield facility.

The aircraft, operating under a Non-Scheduled Operator Permit (charter), touched down at 10:20 am on Saturday, September 20, before departing past noon the following day. This marked the runway’s first passenger flight operation at the airport.

Previous Trial Runs and Current Milestone

While the airport has seen several trial runs prior to this event—including an IndiGo Airbus A320 validation flight in December 2024 to test navigation systems, and an Indian Air Force Airbus C-295’s symbolic touchdown last October without ground-based aids—this charter flight is being hailed as a key milestone. It is the first to involve an actual passenger charter service, signaling progress towards full operational status.

Airport Authority Approvals and Runway Availability

According to reports, the Airports Authority of India (AAI) granted approval for a non-scheduled passenger aircraft landing at Navi Mumbai on September 19. To facilitate this historic operation, AAI revised its previous Notice to Airmen (NOTAM), which had declared the runway closed until midnight on September 20.

The updated notification allowed the runway to remain open from 8:30 am to 11:00 am on Saturday, and again for three hours on Sunday, as reported by the Times of India.

Flight Details

The jet, a Pilatus PC-24 bearing registration VT-APV, departed Ahmedabad at 9:00 am. It flew over the Gulf of Khambhat and the Arabian Sea before entering Mumbai airspace south of the city’s busy international airport. The aircraft then approached Navi Mumbai, circled south of the new facility, and executed a smooth landing on runway 28 at 10:20 am.

It later departed back to Ahmedabad at 12:40 pm on Sunday, returning via a land route, according to the report.

Looking Ahead: Scheduled Commercial Services
